Morningside runs from established single stands into a dense band of clusters and secure estates, and the two want different things. The older houses have deep reveals, generous overhangs and rooms that were designed before wall-to-wall glass — timber venetians and soft roller fabrics sit naturally in them. The cluster developments are the opposite: big glass, slim aluminium frames, very little overhang, and a north or west aspect that was chosen for the view rather than the heat load.
